How it works
Every number this site shows is an estimate produced from your inputs and published assumptions. Here's exactly how each one is worked out.
Estimated borrowing range
We estimate take-home pay at 72% of gross income, subtract assumed living expenses and your existing debt repayments, then work out the loan that the remaining surplus could service. Repayments are assessed at your assumed rate plus a 3% buffer, and the range reflects 65%–85% of that surplus going to repayments.
This is not an official lender borrowing-capacity calculation. Lenders use their own expense benchmarks, buffers and credit rules.
Deposit and LVR
Deposit = the funds you have available after estimated upfront costs. Loan = property price − deposit. LVR = loan ÷ property price × 100. An LVR above 80% often means lenders mortgage insurance or a government guarantee is involved — it does not decide approval either way.
Stamp duty and upfront costs
Transfer duty is estimated from published state and territory brackets held in a single data file, with the official revenue office linked on every result. First-home exemptions and concessions are applied where the price sits under the relevant thresholds. Other costs use typical Australian estimates (last reviewed 2026-08-31) that you can edit.
Mortgage repayments
We use the standard principal-and-interest amortisation formula. The annual rate is divided by the number of repayments per year (12 monthly, 26 fortnightly, 52 weekly), and the term is multiplied by the same number. Government programs
Program details live in one central data file with the official source and a review date, so they can be updated without changing the calculator. We never state that you are eligible — only that a program may be worth checking.
